Future Development Trends in the Steel Fire-Resistant Door Industry

As a result, the demand for steel fire-resistant rolling shutters is steadily declining. Furthermore, it should be noted that modern commercial buildings and ground-floor structures are increasingly adopting innovative architectural designs. Many lobbies and atriums now feature unconventional shapes and exceptionally large spans. Due to its inherent properties, steel proves particularly challenging to fabricate into such non-standard, complex forms.

The property market is once again experiencing a new wave of volatility, the most immediate manifestation of which is price reductions and flat-price sales by some property developers. Industry experts believe that the property market may soon enter a new round of price cuts, directly boosting consumer demand for home purchases. The aluminum alloy doors and windows market—a downstream sector of the real estate industry—will also seize new development opportunities and has attracted considerable attention from many distributors.
Recently, the trend of price reductions in urban real estate developments appears to be spreading. According to information obtained by JiuZheng Building Materials Network, the “2014 Study on China’s Top 100 Real Estate Enterprises” released by the China Index Academy indicates that currently, some residential projects in first-tier cities such as Beijing and Guangzhou are being sold at reduced prices. Moreover, numerous residential developments in Yangtze River Delta cities—including Hangzhou, Changzhou, and Chengdu—have also begun to offer price cuts one after another. According to expert analysis, inventory levels and property developers’ own cash flow are the primary factors driving price reductions in certain residential projects. On the one hand, data show that the volume of marketable residential units available for sale and the clearance cycle in most cities are both trending upward. In particular, the sales-to-supply ratio in major second-tier cities is lower than that in first-tier cities, increasing the risk of oversupply and creating a serious situation. On the other hand, since the beginning of 2014, housing market transactions have slumped during the first few months. As a result, some real estate developers have adopted strategies such as “entering the market at low prices” and “reducing prices to boost sales volume” in order to recover funds and mitigate risks.
The decline in housing prices has also spurred demand among many homebuyers with genuine housing needs. As a downstream market for the real estate industry, aluminum alloy door and window companies are now facing robust demand for home improvement projects. As everyone knows, aluminum alloy doors and windows boast high strength, excellent corrosion and water resistance, superb decorative appeal, and a long service life. Moreover, they come in a wide variety of styles and functional designs, including sliding doors and pivot doors, making them suitable for a broad range of indoor spaces such as kitchens, bathrooms, balconies, and bedrooms—thus becoming essential products for many home renovation projects. Consequently, numerous savvy investors are optimistic about the promising prospects of the aluminum alloy door and window market and are actively entering this sector, eager to seize a share of the growing market.

Since steel fire-resistant rolling shutters tend to be relatively heavy, they cannot adequately support these structures. In contrast, inorganic fabric fire-resistant rolling shutters are much lighter and thus better suited to meet the requirements of such buildings.
So, will steel fire-resistant rolling shutters eventually be phased out of the market? According to analysis, this is indeed a trend.
However, since steel fire-resistant rolling shutters also have their own advantages, although their usage is gradually declining, they will still remain on the market. It’s possible that in the end, their market share will stabilize at a relatively small range of 10% to 20%. The main reason is that when steel fire-resistant rolling shutters are not required for fire protection, they can be used as anti-theft doors—for instance, shopping malls can repurpose fire-resistant rolling shutters at entrances and exits as anti-theft doors—while fabric-based fire-resistant rolling shutters can only provide fire protection but not deter theft. Currently, this market is quite chaotic, especially in Renqiu, Hebei Province, where counterfeit and substandard products are being manufactured through practices such as “stealing beams and substituting pillars,” and prices are being deliberately driven down unfairly. As an emergency fire-protection device, fire-resistant rolling shutters appear identical from the outside, making it impossible to judge their quality unless an actual fire occurs and problems arise. Moreover, during inspection and acceptance, it’s virtually impossible to distinguish genuine from fake products simply by looking at their surface appearance.
